RETURN DEADLINE
In District of Columbia, landlords must return your security deposit within 45 days of you vacating the property.
This deadline typically starts from the day you return the keys and the property is empty. The landlord must either return the full deposit or provide an itemized statement explaining any deductions.
PENALTIES FOR LATE RETURN
Up to 3x your deposit in damages!
If your landlord wrongfully withholds your deposit, you may be entitled to 3 times the amount withheld as damages.
Interest accrues from start of tenancy. Treble damages for bad faith.
MAXIMUM DEPOSIT LIMIT
One month rent
If your landlord collected more than the legal maximum, you may have additional claims.
INTEREST REQUIREMENTS
District of Columbia requires landlords to pay interest on security deposits. If your landlord has not paid you interest, you may be entitled to additional compensation.
